3 Super Keys to Buying Your Home FAST with Less Hassle and More Ease

I'm Jim Duffy and welcome to this expert network, Find My Way Home. I'm glad you found your way here. I want to talk today about something that's very common, the frustration of the home buyers, which is how do I buy a home fast in this market? It seems like it's taking forever. You got to get pre-approved, and then you start looking at homes, and then your offer is denied and you start looking again, et cetera, et cetera. It just seems like it's going to go on forever.

So how do you buy a home fast? If you need to move and you're ready to get into your home, how do you make it work? Well, three little tips today that I've seen that work almost a hundred percent of the time if you want to and need to move fast. The first is listen to your real estate agent, right?

I can't tell you, I just talked to a real estate agent. She was so frustrated because she said I've written 70 offers for one client. And I said, no way, 70 offers?. There's no way to do that. And she said, I kid you not 70. And I said, well, A: might be time to let that client go, b: the client isn't listening to you. And that's what happens a lot of time, and that's my first tip for buying a home fast.

A good real estate agent knows this market, and this is a sellers market like we've never seen, but it doesn't mean buyers can't win. It just means you need to protect yourself, but also stretch a little bit. And that's what I see a lot of people not wanting to do at first, and therefore losing out on offers they should've won, and that home they should have bought.

It's because they say, well, no I want that deal that was there back in 2018 or 2019. Well, that deal's gone. That was then, this is now. But going forward, home prices are continuing to rise. So let's get you into home now and you start building equity now.

And the way to do that is to really listen to your real estate agent, because an experienced one will protect you in everything possible while stretching just enough to get that offer accepted, and win the offer. Because we all know all of these homes on the market these days have five or six or 10 offers on them and you want yours to rise to the top, and a good agent will help you do that.

That's the first thing, the second one is get pre-approved. I'm still talking to people every so often that are out looking at homes. He's talking and calling the listing agent and talking to new construction, the builders, and they want to make offers and they say, well, no one will accept our offer until we get pre-approved.

So I guess now we have to talk to you the lender. Well, yeah, not only that, but we can really help you get your offer accepted. So, yeah, let's do that. So we do a very, very solid pre-approval and then we don't stop. We continue on to get a full underwriting approval for you.

That's important because that will rise to the top and compete, really compete with even cash offers - and cash offers are winning a lot of these deals right now. You want to be able to compete with the top of the top to win your home. You want to be in that home and I want you to be there.

And the third thing is speed wins in this market. Sellers are nervous putting their home on the market anyway. They know 50 people are going to traipse through on the weekend on that open house, and they don't really care for that.

One thing they want to do is make sure it's going to close and it's going to go close fast. And speed wins in this market. But when you're already approved and then you put in an offer in, and then the real estate agent and myself, your lender, collaborate to make sure that everyone knows on the other side of that deal how solid this approval is and how quickly we can close.

A lot of lenders are saying, we'll close you, but it'll be 45 days. Well sellers don't want to wait that long, neither do you, frankly. So let's get you where you can close in 30 days, or 21 days, or even less sometimes. Again, the whole goal is just to help you win your dream home and move into it, right.

It's a sellers market, so we got to do things a little differently than we have in the past, and we can, so let's collaborate. Get you into the home. Those are my three tips for getting into a home really, really fast and winning hopefully the first time, definitely the second offer or so on.
