Veteran Improves Her Housing Situation

I was working with Tanya, one of my favorite clients. She was a beautiful woman. This was probably back in about 2014-15. She was searching all over the Internet for someone to help her. She was in a home that was upside down meaning she owed much more than what the value of the home was. It had decreased so much during the crash and years later still had not recouped its value.

There was no way at the time for her to refinance her property. And she was living in an area that was getting considerably worse crime wise year after year, she wanted to get out and she was stuck, she had called other lenders. She ended up being put on the back burner in most cases because people didn't know what to do with her.

What we do in my office is we actually listen to the stories of our clients, find out more about their lives and their abilities and what they're doing. And actually try to come to a conclusion which might not be the easiest route by dropping them into a certain loan. 

We did find out that Tanya was a veteran. She had never used her VA loan before and we ended up asking her if she would be okay with short selling her house. One thing that many lenders are unaware of is that VA does not have a waiting period for a short sale.

They understand, especially in the conditions that we were in at that time, that people were underwater and needed to get out. She had never missed a payment. So doing a short sale on her house allowed her to jump into a new VA loan in a new area and get her out of the situation that she was in. 

Tanya and I worked together for several months while we planned the short sale and searched for a new home. Her daughter got married in between. She sent pictures of the wedding and everything. We had a great relationship and got her into a new home and we have since worked with her daughter and her new husband as well as her dad.

These clients, they turn into our family as well. And that's what makes this business so exciting is because of the relationships that we build because we're helping people do something that is just such a big part of their life to put them in better situations.
